Office cleaning contracts in Sweden: how to find companies that need a new one now
Most Swedish companies only change their cleaning supplier when something forces the question. The most common trigger is a move: new premises mean a new floor plan, a new contract and often a new supplier, and the decision is usually taken a few months before the move. If you sell office cleaning in Sweden, the companies that have just signed a lease are the ones worth calling this month.
Why a new lease is the best moment to offer cleaning
An existing cleaning contract in Sweden often runs for one to three years and is renewed without much thought. A move breaks that habit. The old contract is tied to the old address, the new premises have a different size and layout, and the office manager has to arrange cleaning, furniture, network and alarms at the same time. A supplier who gets in touch early, with a clear offer for the new space, has a real chance. One who calls after the move usually meets a signed contract.
Recent examples from Stockholm and Gothenburg (updated 21 October 2026)
Northlab Photonics moves to larger premises of about 1,500 square metres in the Sicklaön 107:3 property in Nacka, about 1,000 square metres more than today, on a seven year lease from 1 February 2027 (Stendörren press release, 6 October 2026). Corem has signed a ten year lease with an unnamed mobility company for about 5,700 square metres at Alptanäs 2 and 3 on Torshamnsgatan in Kista, Stockholm, including 2,290 square metres of offices, with possession in the second quarter of 2027 (Corem press release, 12 October 2026). In central Gothenburg, Platzer has let 500 square metres in Världshuset at Packhusplatsen to the management consultancy Frontit from December 2026, 1,100 square metres in KvarterEtt by the central station to Azets Insight from March 2027, and 500 square metres in Aria at Lilla Bommen to an IT company from January 2027 (Platzer press release, 13 October 2026). Each of these is a cleaning contract that will be decided before the move.
Where to find the next ones
Landlords announce new leases themselves, so their press releases are the first place to look: Vasakronan, Castellum, Platzer, Corem, Stendörren, Fabege, Atrium Ljungberg and Wallenstam publish on Cision and Mynewsdesk, and many listed landlords also appear on Inderes. Property media such as Fastighetsvärlden, Fastighetssverige, Nya Projekt and Lokalguiden summarise them, and municipal building permits show conversions before anyone announces a tenant. Note that some releases name only the landlord and describe the tenant ("a mobility company", "an IT company"); a quick look at the address and the timing often tells you who it is.
How to make the first contact
Write to the office manager, facility manager or managing director, and name the move in the first line: "I read that you are moving to KvarterEtt in March, have you arranged cleaning for the new premises yet?" Offer a short site visit before the move and a price based on the new square metres, not the old ones. Swedish buyers value a plain, factual message and dislike pressure. Writing in Swedish helps, but a clear English message is fine for international companies and is better than a poor translation.
How Lead Radar finds these companies for you
Lead Radar scans public sources every week, such as business and property news, building permits and press releases, for companies in Sweden and the Netherlands that move, build or open something new. It keeps only companies with a recent, dated reason to buy, filtered on your trade and the regions you choose, so a cleaning company covering Stockholm sees new leases in Stockholm and not new warehouses in Malmö. Each company comes with what happened, the date and a link to the source, and landlords, brokers and competitors are filtered out. The first scan is free; after that it costs 49 euro per month, and the first 20 customers pay 35 euro per month for as long as they stay.
Frequently asked questions
How far ahead of a move should a cleaning company get in touch?
Ideally two to six months before the move. Office leases in Sweden are usually announced six to eighteen months ahead, and the cleaning supplier is typically chosen in the last few months before the keys are handed over.
Can I use Lead Radar only for Stockholm or only for Gothenburg?
Yes. You choose one or more Swedish counties, for example only Stockholm or only Västra Götaland, and describe what you sell. The radar then only shows companies in those regions with a reason to buy cleaning.
